A Three-Story Extension In Over Hulton Bolton

Introduction to Mr & Mrs Baxendale

Meet Mr and Mrs Baxendale, a Bolton-based family residing in the Over Hulton area. They contacted JA Renovations to conduct home improvement work due to their growing family and to allow them more space. See the case study below including videos, problems and a gallery of the completed job on their Jones Homes styled property.

Client Background & Transformation Needs

The Baxendales spotted JA Renovations working locally on a neighbour’s house. Having been particularly impressed with the level of hard work, they approached John, asked for a card, and asked him to come and give a quote for a planned garage conversion to a Playroom.

The playroom was executed exactly as they wanted. The bonus for JA Renovations was that they asked John to provide a quote for a more significant extension that they had been planning.

In addition to their own daughter, the Baxendales also started to care for Foster Children. 

They felt that with Fostering and the potential pressures that it could put on their daughter, that extra space would benefit everyone. Overall, they desired to have room for their foster child and wanted to treat their daughter during this process as if she had recently become a teenager.

Project Brief

The plan was to create a third floor within the existing property structure, providing large rooms for everyone in the house. Incidentally, the extension gave rise to new staircases, each room being extended, and a large two-story attic room.

John Identifies A Problem Early On

John introduced the Baxendales to an architect who rendered drawings concerning their idea. John identified that the plans were correct, but the actual design wouldn’t meet Baxendale’s whole objective. He explained that he would start the project and conduct a review halfway through the project.

Solving The Problem

Following the drafted plans that the Baxendales and the Architect had assembled, John explained that the space they had said they desired would be slightly undermined due to the lack of limited head space. It was agreed the the extension should involve the removal of the whole roof. During the period the building started, the stayed out of the house wherever possible due to it’s roofless state.  Ultimately, the Baxendales’s booked a holiday during the period to make life easier. John and team secured the property whilst they were away and successfully completed the build.
